Construction

Development and construction of Habitat homes is a collaborative effort of many. Opportunities for development, whether existing or new properties, are evaluated by the Site Acquisition and Development Committee to determine viability and consistency with the affiliate's resources and objectives. Location, cost and development requirements are key factors of consideration.

In conjunction with the Construction Committee, the Site Acquisition & Development Committee facilitates development of a property, be it a single home or a multiple home subdivsion. The project is then handed off to the Construction Committee which finalizes the home design and gets the building permits. The Construction Committee assigns a house leader who (under the general oversight of the Committee Chair) supervises the partner family (who will live in the house), volunteers and construction trades who build each home.


Volunteers provide the labor for construction and specialized trades are engaged to complete plumbing, HVAC , electrical and certain other aspects of the home. Most often these services are contributed or substantially discounted to benefit the affiliate's work. Construction costs of the home are most often borne by a house "sponsor" whose contribution largely assures a home's affordability to the partner family. Earthcraft (green building) practices and principles are integrated in the construction process and result in certification by Earth Craft and Energy Star.

Currently, LHFH is developing a second 5-home subdivision, The Erin Petersen Subdivision, in St. Louis, just outside Middleburg, VA. Construction on the first home began in May 2009. Construction on the remaining four homes is anticipated to begin in the Spring of 2011. A single family home property in Round Hill is also in the development stage. The construction date for beginning this home has not been determined at this time. The affiliate is also investigating the acquisition of foreclosure properties in Eastern Loudoun County. Such properties would be purchased and rehabilitated to meet standards HFH requirements.
