ARE YOU 18 YEARS OF AGE OR OLDER?
ARE YOU A FIRST - TIME HOMEBUYER?
ARE YOU A UNITED STATES CITIZEN OR PERMANENT RESIDENT RIGHT NOW?
WILL YOU HAVE LIVED IN LOUDOUN COUNTY, VIRGINIA FOR THE PAST 12 CONSECUTIVE MONTHS AT THE TIME OF APPLICATION?
DO YOU MEET THE MINIMUM AND MAXIMUM INCOME REQUIREMENTS OF THE PROGRAM (SEE TABLE BELOW)?
DO YOU HAVE A MINIMUM CREDIT SCORE OF 620?
WILL YOU PARTNER WITH HABITAT BY AGREEING TO COMPLETE A MINIMUM OF 200 VOLUNTEER HOURS (SWEAT EQUITY)?
DO YOU HAVE A MINIMUM OF $1,500 SAVED AT THE TIME OF APPLICATION?
IMPORTANT: Answering ‘YES’ to each of these questions and meeting the basic eligibility criteria does not guarantee acceptance into the Homeownership Program. Other program terms and conditions apply, and all information is subject to verification.

*Maximum income amount is dependent upon federal funding sources for individual homes and may be lower in certain instances.
Please note that not everyone who meets financial qualifications for the program will be approved. Anticipated home inventory and funding sources are considered.
Ability to pay is the criterion that requires Loudoun Habitat for Humanity to perform due diligence on the applicant’s creditworthiness to ensure that he or she can afford to pay the mortgage, other property costs and normal living expenses. Therefore, approved Partner Families to the Homeownership Program must have:
2 years of continuous employment history.
Have a minimum credit score of 620 and agree to the greatest extent possible, not to incur any new debt.
Have not had a foreclosure or bankruptcy within the last 4 years.
Meet the minimum income requirements and not exceed the maximum income for the program year.
Have a debt-to-income ratio below 43%.
Have stable and sufficient income capable of paying housing costs at 30% of gross income.
Have a minimum of $1,500 saved and agree to continue saving for the costs associated with purchasing and owning a home.
Judgements and liens on a credit report must be satisfied before an application can be approved.
