That opportunity is coming to life in The Village at Clear Springs, a thoughtfully designed new community in Leesburg, Virginia—and the largest homebuilding initiative ever undertaken by Loudoun Habitat for Humanity.

Loudoun Habitat for Humanity is currently in the pre-development phase of the project with on-site construction anticipated to begin in 2027*.

Your Opportunity for Homeownership

Through Loudoun Habitat for Humanity’s Homeownership Program, 12 families will have the opportunity to purchase an affordable townhome in this community.

Homes in The Village at Clear Springs will be built in three phases, with four families selected during each application cycle.

Applications will be made available during open application cycles based on the construction timeline. While construction is anticipated to begin in 2027*, the exact timing of each application cycle has not yet been determined.

Habitat homes are sold to qualified applicants with an affordable mortgage—making homeownership achievable for those who may not otherwise have access to it.

Do You Qualify?

To qualify for this opportunity, individuals and families must meet the following minimum criteria. Please review the Homeownership Program qualifications and process information on our website for full details and additional requirements.

1)       Willing to partner with Loudoun Habitat for Humanity by completing homebuyer education courses and investing required “sweat equity” hours to prepare for the responsibilities of homeownership.

2)       Has the ability to pay a mortgage with a stable and reliable annual income that falls within the project’s eligibility range.

a.       1 person: $58,150 - $69,800

b.       2 people: $66,450- $79,800

c.       3 people: $74,750 - $89,750

d.       4 people: $83,050- $99,700

e.       5 people: $89,700 - $107,700

f.         6 people: $96,350 - $115,700

3)       Demonstrates the need for affordable housing by experiencing challenges such as high rent, overcrowding, unsafe conditions, or housing instability.

4)       Currently resides in Loudoun County for at least the last 12 consecutive months at time of application and is a U.S. Citizen or Permanent Resident.

5)       Does not currently own a home and is considered a first-time homebuyer.
